The Homeowner's Exemption and the New Rule You Should Know

The homeowner's exemption is one of the simplest ways to lower your property tax in Idaho, and a lot of people don't realize they qualify. If you own and live in your home as your primary residence, the state exempts 50% of your home's value from property tax, up to $125,000, plus up to one acre of land. For most homeowners that adds up to a meaningful savings every single year.

Here's the part that changed. In the past, if you bought your home after April 15, you missed the window to apply for the exemption that year and had to wait. Under the new rule, you can apply for the exemption throughout the year, and it gets prorated based on when you buy. That means a buyer who closes in June no longer loses out on nearly a full year of savings. It's a change that puts money back in the pockets of people who just bought.

Applying is easier than it sounds. Some counties have an online portal, and in others you just pop into the assessor's office. I remember feeling a little awkward the first time, like I was walking into some official government office, and it turned out I just sat down at the counter, talked to a very nice lady, and it was done in five minutes.

One thing to remember when you go. Keep a copy of your application, because you will not be mailed a receipt. That piece of paper is your proof, so tuck it somewhere safe.

There's also a residency requirement worth knowing. To claim the exemption, you'll need an Idaho driver's license or state ID that shows the same address as the property. That's how the state confirms the home is truly your primary residence, and it's one of the details the 2026 law clarified.

If you're building new or buying a home that was recently built, there can be an extra step, so it pays to ask your assessor about your specific situation. The exemption is easy to overlook in the excitement of a move, but it's one of those quiet wins that adds up over the years.
