New Construction

Build It Right From the Start

New construction in the Treasure Valley, with someone in your corner from the first model home to the final walkthrough.

A brand new home is exciting. Fresh floor plans, your finishes, and nobody else's wear and tear. But the builder's sales team works for the builder, and the contract, upgrades, and timeline are all written to protect them, not you.

That's where your own representation matters. You'll get help comparing builders across Star, Eagle, Middleton, Emmett, and the rest of the Treasure Valley. You'll get guidance on which upgrades add value and which ones just add cost, plus a careful look at the builder's contract before you sign. And finally, someone to keep an eye on the build, the deadlines, and the details all the way to closing day.

One important tip. Always bring your agent with you on your very first visit. Many builders require it, and showing up alone can limit the help you're able to get later.

The Process

Six phases, one agent in your corner

From the first model home to the final walkthrough, this is where your own agent makes the difference.

01

Choose the builder and community

Every builder and every community is different. Quality, warranties, lot premiums, HOA rules, and future development plans all vary. I'll help you research builders and compare communities across Star, Eagle, Middleton, Emmett, and the rest of the Treasure Valley, so you can choose one that fits your life and your long term plans.

02

Pick the lot, plan, and finishes

Orientation, views, drainage, and what's planned nearby can affect how a home lives and sells down the road. I'll walk lots with you, go over the site plans, and help you prioritize structural options and design center selections before the builder's cutoff dates.

03

Negotiate the contract

Builder contracts are not resale contracts. Upgrades, incentives, closing costs, and timelines can often be negotiated, and every promise belongs in writing. I'll review the builder's paperwork with you, flag things like deposits and escalation clauses, and recommend an attorney when a question goes beyond real estate.

04

Inspect along the way

Building inspectors check for code, but they don't replace a home inspector working for you. I'll help you schedule a licensed home inspector at key points, like the pre drywall walkthrough and again before your final walk, when issues are easier to fix.

05

Walk the final

The blue tape walkthrough is where touch ups and small defects get documented before closing. I'll bring a detailed checklist and help you make sure everything you find ends up on the builder's punch list.

06

Close and move in

From the closing table to the keys, I'll keep the deadlines on track and help you plan the move. I'll also remind you to schedule a final inspection before your workmanship warranty expires, so nothing gets missed.
