What It Means
Settling into a normal fall rhythm
The market is settling into a normal fall rhythm. List prices are flattening out, and that's worth watching, because list prices tend to lead where sale prices go next. It's a sign the pace is cooling, not a dramatic change. Inventory is easing back too, which is typical for this time of year as fewer homes come on the market heading into the holidays.
The encouraging part for buyers is that there are options across the whole valley in a wide range of budgets, from Boise and Meridian to Nampa, Caldwell, and beyond. And builders and sellers are both offering incentives right now. On new construction, builders are sweetening the deal on custom builds and move-in ready homes, and many sellers are willing to negotiate as well. Those concessions can go toward buying down your rate or covering closing costs, which lowers what you need out of pocket.
For buyers, that means it's a smart time to be thoughtful and use those resources to stretch your budget. For sellers, pricing it right from day one is still what wins, because buyers are doing their homework and acting on what's fair.
