Why You Need a Realtor® When Buying New Construction
By Misty Fisher
New construction looks simple: pick a plan, pick a lot, sign the papers, wait for the keys. The fine print is where it gets complicated, and that is exactly where your own agent makes the difference. Here is what a good agent does at every phase of a new build, and why it matters.
The builder's rep works for the builder
The friendly person in the model home is there to sell the builder's homes. That is their job, and it is a good job. A buyer's agent is there to protect yours: comparing communities, reading the contract, and making sure the incentives and upgrades you are offered are actually good for you.
The lot and the plan
Not every lot is equal. Orientation, views, drainage, and what is planned next door all change the value of a home years down the road. An agent who knows the Treasure Valley can tell you which communities are filling in well and which lots are worth a premium, before you commit.
Inspections along the way
Building inspectors check for code, but they don't replace a home inspector working for you. The smart times to bring in a licensed home inspector are the pre drywall walkthrough, before your final walkthrough, and again before your workmanship warranty expires. Catching a problem before the walls close is far easier than fixing it after you move in.
The contract
New construction contracts come with addendums: timelines, allowances, change orders, and cancellation terms. They are written by the builder's attorneys. Having someone read them with your interests in mind is not paranoia, it is standard practice.
What it costs
Buyer's agent compensation is negotiable and agreed on in writing before you tour homes together. Many builders offer compensation to buyer's agents, but it varies by builder and community, so I confirm the builder's terms in writing before you commit.
The bottom line
New construction is one of my specialties, and I have bought a new build myself. If you are shopping the new communities around Emmett, Star, Middleton, or Nampa, bring your agent on your very first visit. Many builders require it, and it changes what you see in the fine print.
