Why Do I Need a Realtor®? Real Answers to a Fair Question
By Misty Fisher
It is a fair question. With listing sites, online tours, and instant estimates, why does anyone need an agent? The short answer: because the hard parts of a home purchase never show up on a listing page. Here is the honest breakdown.
Access and accuracy
Listing sites are useful, and they are also imperfect: sold data is often missing, pending homes linger, and the photos rarely tell you about the property line or the neighbor's rooster. An agent sees the full picture from the MLS, including what actually sold and for what, which is the only honest way to judge a price.
Negotiation
The price on the listing is a starting point, not a fact. Offers involve terms, timelines, contingencies, and repair requests, and every one of those is negotiable. An experienced agent knows what a seller is likely to accept and what will kill a deal.
Inspections and logistics
Between the accepted offer and closing, a lot can go sideways: inspection findings, repair negotiations, appraisal, title work, and a move that has to line up with a closing date. This is where buyers get stuck, and it is where an agent's operations skills show up. I spent years in business management before real estate, and I run every transaction the same way: anticipate the problem, solve it before it costs you.
The Idaho wrinkle
Idaho is a non-disclosure state, which means sale prices are not public record. Online estimates are guesses here, and the real numbers live in the MLS. An agent is the only way to see what homes in a neighborhood have actually done.
A human on the other end
The last reason is the simplest: buying a home is a life event, and life events deserve a human. When a deal gets hard, you want someone who answers the phone, tells you the truth, and keeps your goals front and center. That is the part no app can replace.
