Emmett
Orchards, foothills, and the Payette River, a straight shot from the valley floor.
The Community
What living here is like
Emmett is the seat of Gem County and the heart of the north Treasure Valley. It is a farming and fruit-growing town along the Payette River, known for orchards, the annual Cherry Festival, and open country that runs up toward Freezeout Hill. I live here, first on a small ranch and now in a new build, so this is the community I know from the inside.
Life in Emmett
The places locals actually go
Coffee on Main Street, the river on the weekend, and a town where people know your name.
Why Buyers Choose Emmett
The fit, up close
Buyers come to Emmett for the same reason I did. They want room to breathe. The valley floor offers acreage, orchards, and ranch-style living that is hard to find closer to Boise, and the foothills frame the view in every direction.
- Acreage and ranch-style properties with room for animals and outbuildings
- A slower pace, with Boise's airport and jobs still reachable
- Newer construction filling in around established farm country
- The Payette River for fishing, floating, and quiet afternoons
Schools
Emmett is served by the Emmett Independent School District (District #221), which covers all of Gem County and a small portion of Boise County, with roughly 2,500 students across its schools.
Getting Around
Emmett sits at the north end of the Treasure Valley, an easy run down Highway 16 toward the valley floor, with Boise roughly a half-hour drive depending on traffic.
